Like many small cities, Ithaca, home of Cornell University, struggles to keep residents who see opportunities in larger centers. SouthWorks aims to help keep talent local by providing housing, university facilities, commercial, recreation, and community opportunities.

Once home to the Morse Chain Company and Emerson Power Plant, SouthWorks is a model site for blending adaptive reuse with new construction.

This 850,000 square-foot former industrial facility will be rehabilitated into a 1.7 million square-foot mixed-use neighborhood comprising 28 adjacent buildings on 95 acres.

The site has approximately 32 acres of developable land and zoning in place to provide commercial and residential options— including affordable, workforce, and market-rate housing.
